So …. you’re just beginning your search for a new home?  What’s first?  Unless you are paying cash, first you get pre-qualified by a mortgage lender.  We need to know how much you qualify for before showing you homes.  There are several lenders in which to choose from and they offer the same and similar programs and some have loan programs specific to them.  Which loan program is best for you?  Are you a first time homebuyer?  USDA, FHA, VA, conventional …. what does all that mean?  You need a qualified lender to assist you in making the decision on which loan program fits your situation best.

Next, what area do you want to live?  Is this your primary home?  Second home?  Investment home and looking to rent weekly or seasonal?  Retirement home?  Second home that will end up being your retirement home?  All of this will come into play when you decide “where to buy”.  Bethany Beach, Ocean View, Millville, Fenwick Island, Rehoboth Beach, Lewes, Milton …. do you want single family, townhouse, condominium …. do you want to be in a community and pay HOA fees?  Find a Realtor that knows the area and let us take you on tour!  We may take you into a community that you never knew existed!  There are lots of hidden treasures just off the beaten path that are minutes from the beaches and shopping.
Once we find your perfect home and get under contact, more fun begins!  And believe me I do think it’s fun! As your buyer agent, I schedule all inspections — home inspections, termite inspections, sewer inspections and well test.  We also have to get an attorney to complete the closing for you.
